Pvt developers to build 1 lakh affordable houses in #Haryana under new scheme

CHANDIGARH: To provide one lakh affordable flats in Haryana, including Panchkula, Gurgaon and Faridabad, the Manohar Lal Khattar-led BJP government has announced a new housing scheme for the state. The flats will be constructed by private players under the supervision of the government.

The state cabinet headed by chief minister Khattar approved the Deen Dayal Jan Awas Yojna to achieve the goal of houses for all and to curtail the menace of mushrooming of unauthorized colonies in the state.

The government also revised area norms for licenced colonies of medium- and low-potential zones. The new policy aims at developing ‘high-density plotted colonies’ in low and medium potential towns of the state wherein small plots will be made available through a liberal licencing policy.

Under the scheme, all such projects will be required to be necessarily completed within seven years from the date of grant of licence to real estate developers. The projects will be allowed in residential zones of notified development plans of towns. Licence fees will be levied at a rate of Rs 1 lakh per acre for medium-potential towns and Rs 10,000 per acre for low-potential towns.

The government had earlier observed that the colonizers were not completing internal development works of the colony within the validity of the licence and the department concerned was required to renew the licence on the requests made by the colonizer. It used to delay handing over of possession to the allottees despite payment made to the colonizer.

“Now, in order to protect the interest of the allottees, the colonizer would be allowed to sell only 50% of the saleable area till completion of internal developmen works,” said Khattar.
