Yamuna Expressway Industrial Development Authority prohibits sale of additional Floor Area Ratio

Yamuna Industrial Development Authority has decided to disallow purchasable additional FAR (floor area ratio) to builders.
Floor Area Ratio (FAR) stands for the proportion obtained by dividing the total covered area on all floors by the area of the land on which it is constructed. After this decision the builder can only put FAR maximum up to 3 in urban areas to use. The rule will be applicable to builders and plot owners constructing flats and apartments alongside Yamuna Expressway.
Many homebuyers have complained about misuse of the FAR facility. The permissible FAR in YEIDA area as of now is 3.5.
YEDIA also noted that any unplanned enhancement in FAR can be an extra burden on the infrastructure planned by the industrial authority.
Realtors body CREDAI (Confederation of Real Estate Developers Association of India) has been demanding that FAR be increased to 3.75. A proposal in this regard was also sent to UP government two years back, which still hasn’t been replied to.
Realtors demand increasing of FAR as with that they can raise buildings height and do more construction of covered area. For residents this means increased density of population and an enhanced burden on facilities and infrastructure of the housing project.
After the board meeting of YEIDA, its chairman Dr. Prabhat Kumar informed of the decision and said ,”The decision regarding FAR has been taken to facilitate construction of urban areas which are low in density and are more favourable for its residents”.
Many home buyers also claim that purchasable FAR often contributes to delay in projects as well and must be avoided.
