YEIDA Launches Residential Plot Scheme | Yamuna Authority

Greater Noida News (07/04/2026): The Yamuna Expressway Industrial Development Authority (YEIDA) has announced a new residential plot scheme aimed at expanding planned housing in the rapidly developing Yamuna Expressway region. Under this scheme, residential plots will be allotted in Sectors 15C, 18, and 24A through a draw of lots.
The scheme officially opened for applications on April 6, 2026, and interested applicants can submit their forms until May 6, 2026. The draw to determine successful allottees is scheduled to take place on June 18, 2026.
Plot Sizes and Total Availability
The authority plans to allot a total of 973 residential plots of different sizes under the scheme. The available plot sizes include 162, 183, 184, 200, 223, and 290 square meters.
The allocation has been categorized into different segments to ensure representation for various groups. About 17.5% of the plots are reserved for farmers whose land has been acquired for development projects, while 5% are reserved for functional industrial units operating in the YEIDA region. The remaining 77.5% of the plots are available under the general category.
In addition, provisions have been made for Scheduled Castes (SC), Scheduled Tribes (ST), and persons with disabilities, ensuring horizontal reservation within the categories as per government norms.
Land Rate and Registration Amount
YEIDA has fixed the base rate for residential plots at ₹36,260 per square meter. The registration amount varies depending on the size of the plot and category applied for. For example, applicants interested in smaller plots of 162 square meters will need to deposit around ₹2.93 lakh for SC/ST applicants and ₹5.87 lakh for others as registration fees.
However, the authority has clarified that the final cost may change if the land rate is revised before allotment or if acquisition costs increase due to court orders or government decisions.
Allotment Through Draw of Lots
The authority has confirmed that the allotment process will be conducted through a transparent draw of lots, with separate draws for different categories. Applicants who are not selected in the draw will receive a refund of their registration amount. If the deposit remains with the authority for more than one year, interest equivalent to the SBI savings account rate will be paid for the period exceeding one year.
Payment Terms for Successful Applicants
Successful applicants will be required to pay the full premium amount within 60 days of receiving the allotment letter, along with applicable taxes. Failure to comply with the payment timeline may lead to automatic cancellation of the allotment. In exceptional situations, the authority may allow a maximum 30-day extension for payment, subject to interest charges.
Lease Period and Construction Timeline
Plots allotted under the scheme will be given on a 90-year lease. Before execution of the lease deed, allottees must pay a one-time lease rent equal to 10% of the total plot cost. Once possession is granted, plot owners must complete construction within three years in accordance with YEIDA’s building regulations. If construction is delayed, the authority may allow extensions on payment of additional charges.
Possession Timeline
According to the authority, physical possession of the plots will be offered after the completion of development work, which may take approximately five years.
Eligibility Criteria
Only individual applicants aged 18 years or above are eligible to apply. Applicants, their spouses, or minor children should not already own a residential plot or flat allotted by YEIDA under previous schemes. Joint applications are permitted only among immediate family members such as parents, siblings, spouse, or children. Companies and Hindu Undivided Families (HUFs) are not eligible under the general category, although specific provisions exist for functional industrial units.
Application Process
Interested applicants must apply online through the official YEIDA website. The application form can be obtained online for a fee of ₹600, and all payments—including registration amounts—must be made through the online payment gateway. The authority has partnered with several banks, including Axis Bank, Bank of Baroda, ICICI Bank, Kotak Mahindra Bank, and Canara Bank, to facilitate smooth banking transactions for applicants.
