Greater Noida Office Building – environmental responsiveness is at it’s core !
The office complex of Greater Noida Industrial Development Authority is located on a 23269 sq.m plot in Knowledge Park-IV. The site is prominently located in the context of Greater Noida and is abutted by a 105m wide road on the South-East and a 100m wide green belt to the North-East while the other edges are shared with the adjacent Wipro Campus.
The proposed structure has been designed as an Urban Landmark with a distinctive form. The building, by means of its design, represents the core values of the authority i.e. efficiency, transparency and an acute awareness of the environment. The building features extensive building automation, access control systems and a state of the art infrastructure. It is also designed to achieve a LEEDS Platinum rating and has been already registered with IGBC. The building is ‘future proof’, in that, it caters to the long term expansion plans of the authority and has been meticulously planned to meet increase occupancy and to cater to any future service needs.
The building design takes an integrated life-cycle based approach to building planning, construction and future operations to achieve maximum benefits in terms of the environment. Incorporating environment safeguards at the construction stages, designing the building envelope to reduce energy demand & optimization of energy performance by using insulation, Low energy glass etc, using recycled & environmentally certified materials and non conventional energy including solar light/heating.
In keeping with the various requirements and the varied user profile, the building has been designed not as a monolithic structure but as a series of distinct, identifiable masses/ blocks suited to their individual functions. This ensures efficient distribution and segregation of visitors and users/officials. The public face of the authority i.e. the administration and the auditorium blocks are located at the front in low rise structures, whereas the offices of the various departments are housed in two high-rise towers (G+17 and G+21) at the rear of the site. The buildings are clustered around an expansive landscaped courtyard and inter-linkages are maintained by means of a covered colonnade along three of its edges. The total built up area of the building is 86926 sqm
With its distinctive form and environmental responsiveness this landmark building will be an exemplar of ‘responsible design’ and set a new benchmark which others will aspire to follow.
