Kotak Mahindra Bank Launches Hybrid Home Loan With Interest Rate Lock for Up to 65 Months

National News (27/08/2026): Kotak Mahindra Bank has introduced a new Hybrid Home Loan that allows eligible borrowers to lock in their interest rate for up to 65 months, offering greater certainty over EMIs during the initial years of home ownership. Under the new product, customers can select a fixed-rate period of 39, 52 or 65 months. During the chosen period, both the applicable interest rate and EMI remain unchanged, even if the Reserve Bank of India’s (RBI) Repo Rate increases.

The bank said the product is aimed at helping homebuyers manage their finances with greater predictability at a time when households may also be dealing with expenses related to interiors, education, savings and other long-term commitments.

How Kotak’s Hybrid Home Loan Works

Borrowers can choose one of three fixed-rate options—39, 52 or 65 months. Once selected, the interest rate remains fixed throughout that period, providing protection against Repo Rate-linked increases.

After the fixed-rate period ends, the loan automatically shifts to a floating-rate structure. The floating rate will be linked to the Repo Rate along with a predefined spread, which will be disclosed to the customer at the time of loan sanction. The facility is available for both Home Loans and Loans Against Property. According to the bank, customers will not have to pay an additional premium for choosing the hybrid structure, as it is priced at a level comparable to its floating-rate home loans.

Potential Savings During a Rising-Rate Cycle

Kotak Mahindra Bank has illustrated the potential benefit of the product using a 25-year loan tenure, a starting interest rate of 7.60% and a 65-month fixed-rate period.

For a ₹1 crore loan, the bank estimates that if the Repo Rate rises cumulatively by 125 basis points during the fixed period, the monthly EMI could be around ₹7,900 higher under a floating-rate loan by the end of the period. Under the Hybrid Home Loan, the EMI would remain at ₹74,550 during the fixed-rate window, resulting in an illustrative potential saving of about ₹3.46 lakh over the period.

For a ₹75 lakh loan, the corresponding illustrative monthly difference is around ₹5,900, with a potential total saving of approximately ₹2.59 lakh. The bank clarified that these figures are only illustrative and that actual savings will depend on the customer’s loan terms and changes in interest rates.

Designed for Greater Financial Predictability

Nakul Saxena, Head – Mortgages, Kotak Mahindra Bank, said home loans typically run for several decades and borrowers can encounter multiple interest-rate cycles during the repayment period. He said the fixed-rate window is intended to provide borrowers with a planning cushion during the early years of home ownership, allowing them to manage EMIs without having to immediately adjust their household budgets whenever interest rates change.

The product is available across India to eligible salaried and self-employed borrowers, subject to the bank’s credit assessment, risk policies and applicable terms and conditions.
